Palm Beach’s Bellona to smash Sydney northern beaches record with $40m+ listing - News Ltd

The most exclusive house on the northern beaches has quietly slipped onto the market with $40m plus expectations.

Margaret and Bob Rose are selling their holiday home Bellona on the oceanfront of Palm Beach, one of only four grand estates on the famous beachfront, and sitting on 1315 sqm of land.

Word is that the Ocean Rd estate is easily worth $40m which would beat the $27.5m residential real estate record for the northern beaches, set in June this year in Pacific Rd – also in Palm Beach.

Bellona is a seven-bedroom home with servants’ quarters, deep verandas, close ocean views and sheltered courtyards. It was completed almost 20 years ago with Northern Beaches Council last year approving alterations costing more than $560,000.

Agent Ken Jacobs, of Forbes Global Properties, has the listing and while he didn’t want to comment on the property his international website describes Bellona as the jewel of Palm Beach.


The home is expected to fetch $40m+

He did say that more people were making Palm Beach their permanent home and Palm Beach and Whale Beach were the only two beach suburbs in Sydney without high rise developments.

“People can invest in their property knowing it can be protected, the area won’t be overdeveloped by apartments,” he said.

Bob and Margaret Rose used to run large-scale residential projects and Margaret designed Bellona with elegance and liveability paramount.


$40m+ would easily be a northern beaches record.

“I always wanted to design homes that women could just go in, hang their clothes, sit down and open a bottle of champagne,” she told the agent’s website.

“And that’s exactly what we did.”
